Builder created FSI ‘out of thin air’: BMC chief

Not far from where Campa Cola building residents are paying the price for violation of civic norms, a high-end residential project in Lower Parel is mired in controversy for “trying to create FSI out of thin air”.


The project, spread over more than 6.6 acres in Lower Parel, is under the scanner for proposing and getting a nod for a ‘recreational ground’ on alternate floors of the 31-storey towers.

The 100-sq-m elevated RG is not counted in the floor space index (FSI) calculations, and can potentially be misused by the builders. Unscrupulous developers have been known to have sold off car decks and swimming pools on individual floors of buildings to buyers as ‘super built-up area’.

Civic body chief Sitaram Kunte slammed the building plans in an internal note, a copy of which is with HT. Reacting to activist Laxman Rajpure’s complaint against these plans, the note states, “I agree with the view of the complainant that building elevated RGs on each floor opens the door for their misuse and could also be classified as a part of a dubious methodology to create FSI from thin air.”

The property is owned by Hall & Andersons Ltd. Speaking for them, Kamlesh Mehta said, "I am not in town and will be back next week. However, there is no violation [of FSI] in our project."

Rajpure in his complaint had said, “The builder claims these elevated RGs will not be misused because they will have a common passage. However, knowing how the city’s builders have been operating, such spaces are blatantly misused.”
