The complex with total urbanisable area of 32,988 hectares caters to a projected population of 42.50 lakh.The official said the residential areas earmarked in the proposed plan would be developed on ‘neighbourhood concept’ — providing all community facilities and services within the sectors on an average net residential density of 250 persons per hectare.
He said the development plan had earmarked 16,021 hectares for residential purposes, 1,616 hectares for commercial purposes and industrial area would cover 4,613 hectares.
Similarly, transport and communication would have 4,428 hectares, public utilities 608 hectares, public and semi-public 2,027 hectares, open spaces 2,928 hectares, special zone 114 hectares and 633 hectares would be defence land.
He said the existing town was spread over 406 hectares and abadi areas cover 478 hectares.Keeping in view the scarcity of water in Gurgaon, henceforth, endeavour would be made to develop all the sectors or colonies on zero discharge concept for encouraging the use of recycled water. An area of about 50 hectares had been earmarked in sector 68B for providing housing to low and medium income group.He said 215 hectares had been reserved for a university in sector 68 which would also be exclusively set up by the government or its agencies. Land measuring about 135 hectares had been designated as a bio-diversity park.
