11,600 flats in Noida, G. Noida still await ownership

While development authorities in Noida and Greater Noida hike FAR (floor area ratio) for builders, group housing society apartments still run behind ownership rights for their homes.

Around 30 society representatives attended a meeting with district magistrate Deepak Aggarwal and registration and Stamp Department officers at Collectorate Conference hall on Tuesday to discuss the issue.

Assistant inspector general (stamps) SN Rai said, “There are around 11,600 apartment owners who could not execute the lease deed of their property. Unless the property is registered, the allottee does not get ownership rights.”

“Out of them, 70% still await an NOC from the city authority as they do not have a completion certificate.”

“The remaining 30% have 2nd, 3rd or 4th power of attorney. However, as per state government rules, transfer of property is only allowed on 1st power of attorney,” Rai added.

DM Deepak Aggarwal told society members, “Get your property registered before March 10. As per Supreme Court guidelines, a fine will be levied after the deadline.”

But, for residents, the story is different. “In some cases, societies have paid the fine, but on transfer of concerned officer, fresh demands were raised,” SM Singh, president, Federation of Sector 62 residents welfare association, said.
