More than 1,200 illegal guest houses have sprung up in DLF City over, mostly in the last decade, straining its limited resources and infrastructural capacities of power, water and other civic amenities, thanks to the lackadaisical attitude of the authorities.
The residents of the posh locality in the city are angry as the areas meant for residential purposes are fast turning commercial.
According to residents, the development not only causes a major inconvenience for them but poses a security risk.
Guest houses have been mushrooming as the state does not have a policy on guest houses. Many of these facilities are luxurious and house high-end clients and expatriates.
Although they have their presence in DLF City Phase 1, 2 and 4, Phase 3 has more than 700 illegal accommodations where houses have been converted to commercial use by flouting building bylaws.
Greedy plot owners have been busy constructing floors after floors beyond permissible limit to mint money in the 60-yard Economically Weaker Section (EWS) plots here.
While the permissible limit in these EWS plots is of only two-and-half floors, hundreds of buildings have been dangerously raised up to seven floors. On an average a guest house has 25 air conditioners.
Most of them over-draw water and electricity.
This causes a great loss to the electricity department as the owners of the guest houses pay water and electricity charges at domestic rates.
Unapproved sewage connections and large volume of garbage generation pose immense pressure on existing resources.
“The situation is putting a huge strain on the infrastructure capacities. The limited capacity of electric transformers, the old sewer lines and the limited availability of water have led to a critical situation,” former Air Chief Marshal and resident S Krishnaswamy.
“We have been living here for years but lately we are left with no choice but to feel the pinch of regular power outages, erratic water supply and limited driving space on our internal roads,” S Krishnaswamy added.
The area’s proximity to the DLF Cyber City, which is a hub of corporate offices, MG Road and more than a dozen malls, Delhi-Gurgaon expressway and IGI Airport has spruced up demand of rented accommodations in the area.
Rohit Malik, vice-president, DLF Estate Developers Limited, the maintenance agency, said repeated representations in this regard to the authorities have failed to reap results.
“The situation is alarming. We don’t have the authority to seal or stop them. We have given a list of plot owners who have constructed illegal accommodations to the District Town and Country Planning Department but nothing has been done,” he said.
“We are meeting the deputy commissioner on Monday to take up the issue. We hope something works out,” he said.
District Town Planner (Enforcement) Anil Dabas could not be reached for comments despite repeated attempts.
