In a first-of-its-kind builder-RWA pact in the city, Ansal API has entered into an agreement with the residents’ welfare association of Palam Vihar to transfer the colony’s maintenance.
Ansal API had last year also written to the Municipal Corporation of Gurgaon (MCG) to transfer the ownership of the colony to the civic body.
“The MCG has not yet responded to our call but we have agreed to transfer the maintenance to the RWA. However, some crucial issues like pending dues of residents are still to be resolved,” a senior API executive said.
The decision was taken at a meeting held on Sunday in which representatives of the builder and the RWA were present. The pact is being viewed as a solution to frequent fights over poor civic amenities in various localities.
One of the oldest privately-developed localities in the Millennium City, Palam Vihar was developed in the late 1980s with over 5,500 plots where currently 3,500 families reside.
The immediate effect of the pact would be that the RWA would reduce the maintenance fee from Rs. 2.9 per square metre to Rs. 2.5 per sqm. The RWA would also collect maintenance fee from residents for Ansal API properties such as club, schools, among other facilities, located in the colony at the rate of R1.25 per sqm.
The developer had outsourced maintenance to a private company, Pro-facility Management, in 2009 but residents were not happy with the services.
