In the concrete real estate jungle of Indore, a small green shoot in the form of Madhya Pradesh’s first 'green' commercial high-rise, 'Maloo-01', is coming up on Ring Road.
Launched by real estate developers SM Enterprises, 'Maloo-01' will be totally environment-friendly. "This is the first green (gold) certified commercial high-rise and also the first and only CRISIL five-star rated complex in Madhya Pradesh," said Sunil Maloo, the owner.
The project, initiated in April 2013, will soon be ready for possession. Energy conservation has been the prime criteria for Maloo-01, where the construction company has looked into minute details to save energy.
"We’ve used the highest grade of elevation glass of Saint Gobain - Double Glazed Unit, for energy conservation, which no other commercial building has so far used in the state. This provides us with natural light and also saves from the ill-effects of sunlight and sound pollution. The building is also earthquake-resistant and equipped with water harvesting plant," said Devashish Sahni, design coordinator for the project. "All equipment -- be it is the lift, motors or pipes -- are energy efficient," Sahni added.
How much energy the high-rise can save? "We have a certified report which says that we will be able to save more than 25% energy," Maloo said.
Apart from the comfort and convenience in terms of its locality and space, there’s much more the Maloo-01 has to offer. "Maloo-01 is the only commercial high-rise in the state to be completely designed for VRV air-conditioning, wherein we have also, in the design, provided for air conditioning water outlets," said Devashish.
"It is the need of the hour to have green buildings and to do things which are more environmental-friendly. It’s everybody’s social responsibility to contribute towards the nature," Maloo said.
Did he face any problems during execution? "Yes. To ensure that I execute the elevation work well, we contacted one of the top end companies of Mumbai. Also, the issue of unskilled labours and unsystematic and unorganised working of contractors was another major problem we faced."
However, this did not stop him or his team from working in the direction of completing this project. "It was impossible to achieve this without a good dedicated team working day and night towards fulfilling the project."
