Projects offering affordable rental homes on Mumbai’s outskirts are back on track.

The Mumbai Metropolitan Region Development Authority’s (MMRDA) rental housing schemes have taken off with four of its biggest projects getting an approval from the state’s green panel.

The State Expert Appraisal Authority (SEAC) granted a go ahead to HDIL rental housing project in Vasai, Hex City in Panvel, DDPL Global Infrastructure and Deepak Shah Developer projects in Vasai. The projects will create rental homes according to MMRDA norms with commercial flats for sale.

The SEAC also approved other mass housing projects taking the total number of affordable homes to 1.76 lakh.

These projects can change the map of the Mumbai Metropolitan Region (MMR) since a majority of them are in growing urban areas like Panvel, Karjat, Thane and Vasai (see map). The government has been promoting mass housing in the MMR region to decongest the city. Better transport links will enable people to live in these areas and travel to Mumbai for work.

The SEAC has asked most developers to ensure proper sewage disposal, discharge of effluents, open spaces, and maintenance of roads. “Unless developers get confirmation from local bodies and ensure complete maintenance of amenities we are not giving clearance,’’ said an SEAC member requesting anonymity.

Developers of two rental housing projects in Vasai, with a proposed capacity of 31,456 homes, have been told to split their projects into two phases to ensure these facilities can be put in place. The SEAC, comprising has the mandate to grant green clearances to medium infrastructure projects in Maharashtra.
