The Noida authority on Thursday served notices to five builders asking them to either stop construction or face demolition. The authority said it will demolish group housings in the next 15 days if the builder does not abide by notices.
Hundreds of buyers, who have booked flats in these housing buildings, are in panic. The builders are developing group-housing in Bhangel in sector 84.
“We have served notices to five developers, who are developing group housing buildings on land located on Khasra number 176, 177, 178, 179 and 189. Construction on these buildings is at different stages. Some builders’ construction have reached upto two floors and few have gone up to three floors. If they do not stop construction after receiving notices, we would have to demolish the construction,” said Vinod Kumar Panwar additional chief executive officer (ACEO), Noida authority.
These five builders started developing group-housing after obtaining the building layout map from Gautam Budh Nagar district panchayat. Now the authority has deemed these constructions as unauthorised and said home-buyers should not buy flats in such a housing locality.
“We have said it several times that only the Noida authority has got mandate to approve layout of group housing buildings in Noida. And any approval of building layout for group housing by district panchayat is unauthorised. We have written to Gautam Budh Nagar district magistrate AV Rajamauli and UP government to direct district panchayat not to allow such unauthorized buildings, which are unsafe and a burden on city infrastructure,” said ACEO.
All five builders said that their group housings are authorised and home-buyers do not need to worry at all.
“We have obtained requisite approvals before starting construction on ground on these Khasra numbers. We will answer the authority’s notice once we receive the same,” said a builder, requesting anonymity. The Gautam Budh Nagar district magistrate did not answer even after repeated calls.
However, the district panchayat’s three-member committee that approves the building layout map on the village land said it is competent to sanction map of group housings on village land.
“As of now we have power to sanction maps of group housings on village land because we are elected representatives as per our constitution. But we will abide by UP government orders on this issue as the Noida authority has already sought clarifications,” said Fakirchand Nagar chairman of this committee and Samajwadi party’s Gautam Budh Nagar district head.
The Noida authority is worried with unauthorised group housings on village land because buildings are being developed without following safety norms. “We have not approved any building layout of any project on village land for last one and half month since we got elected,” said Nagar.
