Location is everything in real estate - and Sarita Vihar in south Delhi has a great advantage in being close to the borders of Uttar Pradesh and Haryana. Demand for housing, thus, has always been high here. Consistent activity in terms of infrastructure development coupled with the upcoming (second) Metro connectivity from Janakpuri to Sector 37, Noida via Sarita Vihar have added to this area's attractions.
Sarita Vihar is on one side of National Highway 2, which is also called Mathura Road. Just across this road is a commercial hotspot with international automobile showrooms, BPOs, restaurants and an office hub. People in Sarita Vihar consider themselves lucky. “Big commercial offices and hospitals such as Apollo have influenced the affluent and well-educated to buy residential property here. A majority of the residents are either doctors or head honchos of corporates. Most of them are senior citizens and have children living abroad, either for work of for higher education,” says V K Mathur, member of the resident welfare association from K Block.
A number of foreign nationals from Pakistan, Afghanistan and Middle Eastern countries look for accommodation in this area while undergoing treatment at the Apollo Hospital and hence rental rates are fairly high. Home owners are keen to rent out accommodation to these people as they are willing to pay good money.
The RWAs are quite content with the law and order situation. They say that the police force is active in the area and on good terms with the senior citizens. “They keep a record of all the senior citizens residing in the colony and contact them twice a month. Some of them even offer help by way of running personal errands for the elderly. There have been heartening instances when the police have deposited bank cheques and paid electricity and water bills of senior citizens. They have also paid my water bill a couple of times,” says A D Dargan, a senior citizen residing in L Block.
There are various groups here to keep the residents busy, the important ones being, Senior Citizens Club, Mahila Mandal, Morning Walker Club, Sanskriti Parisad and Kirtan Mandal, among others.
Says Dargan, “We organise a lot of activities on festive occasions to enable the residents to get to know each other. We have religious institutions, markets, schools and dispensaries for the convenience of our people.”
Well-maintained parks and a fully equipped DDA sports complex in Jasola are the other pluses. However, a few things need to be improved here, such as the faulty drainage system and rusting water supply pipes. A railway reservation centre for senior citizens is also required.
“The water pipes are very old and often develop leakage. This contaminates the water supply as drain water gets mixed with drinking water. We have been continuously demanding new pipes,” says Sujit Singh Bajaj, another resident. Many senior citizens also feel very strongly against the fact that the colony roads are used as a public thoroughfare. “Our colony roads are becoming shortcuts for vehicles going from Noida to Faridabad and this is posing a serious threat to the safety of children and aged people. They are far from safe while crossing the roads,” says Bajaj.
“Owing to this fact the DDA sports complex in Jasola has also become out of bounds for many citizens. A busy road separates the complex from the colony and there is no proper foot-over bridge to cross it,”adds Bajaj. Despite all these issues, residents of this area are counting their blessings. In the words of Dargan “We have less to complain and more to cheer.”
During the late ‘80s, the Delhi Development Authority acquired agriculture land from a south Delhi village Madanpur Khadar and changed its land use to accommodate the growing urban population The colony, developed as low-rise residential apartments, was named Sarita Vihar. Initially it had only three blocks but later 11 other blocks were added. Prospective buyers, who were allotted flats through a lucky draw, paid money in various installments depending on the construction. Today there are around 6250 flats in different price ranges and sizes. The most prominently located sectors are A, B, C, which exist on the metro corridor and K and L, which is on the road connecting Delhi to Noida
What to buy
Sarita Vihar has a variety of flats in terms of area and prices which are owned by a varied profile of people. “Besides the HIG and MIG flats, there are two blocks which accommodate people from lower income groups and the labour class. The price range of flats varies between R60 lakh and R2 crore. An HIG ground floor in around 1500 sq ft in A block can cost between R1.95 crore and R2.25 crore,” says Sunny Anand, a broker
What to rent
Various category of flats provide several renting options which can vary from R20,000 to R45,000 per month. Sarita Vihar is in great demand due to its proximity to metro, big hospitals and commercial areas
“I have been residing in the K block for last twenty years and in my opinion, it’s one of the finest colonies of Delhi. Despite that fact that there are residents from various economic backgrounds ranging from the high income strate to the labour class, there is no class conflict and all people enjoy the same set of civic facilities without any discrimination,” says SS Sewak, a resident of K block.
“At the time of initial allotment, the price of an HIG flat was R3.5 lakh which further escalated to R7.5 in around five years . The last allotment of a ground floor HIG was done at R42 lakh in 2006. Since then lot of development has taken place and prices have constantly risen. The metro and link road to Noida via Kalindi Kunj has made Sarita Vihar a strategically important colony," says Anand
