The New Delhi Municipal Council (NDMC) has found illegal construction in Vijaya building on Barakhamba Road, and may demolish some parts soon.
The agency’s Enforcement Department has directed its Vigilance Department to issue a showcause notice to the builder next week.
According to the observations of the department, the building, which was built by Ardee Group, crossed the sanctioned Floor Area Ratio (FAR).
“The building had a sanction of 1,14,000 square feet and constructed almost 100% additional FAR without any sanction over the period. The current evaluation of this unauthorised portion could not be less than Rs 300 crore by even the nominal rate of Rs 3,000 per square feet,” read the note from director, Enforcement. The building was built in 1987, after which most parts were sold to different buyers.
Other than the problems of FAR, an inspection by a team from the Enforcement Department found nine cases of unauthorised construction.
“Since there are so many cases of deviations in the building, it has to be trimmed to size,” said a senior official of NDMC.
The building was in the news in March 2011, when all offices on the lower ground floor were sealed on the directions of a Supreme Court monitoring committee. The sealing affected several people, who have been trying to challenge the builders by filing complaints with the NDMC and Crime Branch.
Some stakeholders of the building, however, are asking why NDMC had to take action 25 years after the structure was built.
“For 25 years, the owners of the different portions of the building have been paying property taxes to NDMC, so why is the civic body trying to take action so many years later? The building was built according to the sanctioned plan, which is why it was given a temporary occupation certificate like most buildings on Barakhamba Road,” said a stakeholder.
