Noida authority to issue notices to realtors over anomalies

The Noida authority team on Tuesday conducted an inspection at Amrapali Group’s Platinum housing project in Sector 119 and found several anomalies. In its meeting held with homebuyers and the builder on Monday, the ACEO had assured that he will conduct a site inspection to verify residents’ complaints. Residents had complained that the builder has violated the sanctioned layout map and towers are not fire safety complaint.
“In tower D and E, instead of 3 only 2 lifts are installed. The fitness certificate was not found in the lift. Fire safety equipment are partially installed and are not working. Block five is supposed to have ground floor plus two, but inspection revealed ground floor plus 7 floors,” the ACEO said.
“Illegal construction of shops number 10 to 12 is in the open area in violation of the master plan. The builder has applied for compounding of extra construction. But the decision is to be taken by the planning department. In Tower G on 12th floor, illegal construction was made by covering the refuge area. Leakage in basement from water and sewage pipes was found. I will issue a notice to the Amrapali Group and act as per law,” Singh said.
Amrapali Group spokesperson said, “We have done construction as per the approved map and we will regularise the extra shops and construction. We will discuss the issue with the officials and address all issues.”
Meanwhile, the Noida authority has decided to issue notices to realtors who are not fulfilling commitments made by them at the recently held tripartite meeting of authority officials, builders and homebuyers.
Flouting the Noida authority directive, builders have not submitted details of their tower-wise completion plan to homebuyers as decided in the meeting. It means that the builders, who participated in meetings with officials and homebuyers, are not taking these meetings seriously, said the authority officials.
“I met with homebuyers of Amrapali Zodiac in Sector 120, Amrapali Silicon city in Sector 120, Shubhkamna Buildtech project in Sector 137 and Unitech Group’s Uni Homes in Sector 119. But they are yet to submit the tower-wise plan as to when they will finish flats and deliver them to allottees. For failing to meet instructions, builders will be served notices on Wednesday,” said Shishir Singh, additional chief executive officer, Noida authority.
Before the 2017 assembly polls, Bharatiya Janata Party (BJP) had promised to resolve homebuyers’ issues if it was elected to power. Now, the state government has directed officials to look into homebuyers’ issues and take action against erring builders.
“However, meetings with buyers, officials and the builders have not yielded anything so far. The government should come up with a policy that can address homebuyers’ issues and punish errant builders,” said Rajiv Singh, a homebuyer.
