If you think Mumbai apartments are small, check out homes in Hong Kong and Japan

Mumbai accounted for the smallest homes in terms of average size at 825 sq ft in H1 2024, as per Anarock Research. 

This reflects a 5% increase from 2019 and a 4% growth in the last six months across the Mumbai Metropolitan Region.

The average size of homes in Delhi-NCR stood at 2,450 sq ft in H1 2024, up 30% from 1,890 sq ft in 2023, Anarock said.

The National Capital Region saw a dramatic surge of 96% over 5 years, led by an increase in supply of luxury apartments.

Hyderabad is the only major city where apartment sizes decreased between 2023 to H1 2024 to 2,010 sq ft.

Average flat sizes in Chennai and Bengaluru were at 1,450 sq ft and 1,630 sq ft respectively in H1 2024.

Japan’s capital Tokyo, which has long been known for tiny apartments, offers flats as small as 95 sq ft. 

Global trends

With limited space to build, realty developers in Tokyo build small apartments to accommodate the growing population.

The average size of an apartment in Hong Kong for a family of three is approximately 484 sq ft.

The average size of an apartment for a single person is roughly around 150 sq ft. 

This is on account of the fact that land is in scarce supply while housing demand is high in Hong Kong.
