Haryana RERA gives four-month extension to real estate projects amid West Asia crisis, developers welcome move

The Haryana Real Estate Regulatory Authority (HRERA), Gurugram, has granted a four-month extension to the completion timelines of eligible real estate projects registered with the authority, citing the prevailing situation in West Asia and its impact on construction material supply chains.

The order, dated August 11, 2026, said the disruption has resulted in a shortage of construction materials and is adversely affecting the regular development of real estate projects.

Under the order, the completion date, revised completion date or extended completion date of every real estate project registered with the authority that falls on or after February 28, 2026, will stand automatically extended by four months. The authority said promoters (developers) will not be required to submit a separate application to avail themselves of the extension.

The benefit, however, is limited to projects that were registered with the authority on or before July 31, 2026. Projects registered after this cut-off date will not be covered by the extension. The order has come into force with immediate effect.

The order also refers to an advisory issued by the Ministry of Housing and Urban Affairs (MoHUA), Government of India, dated July 31, 2026, concerning the extension of real estate project timelines under RERA in view of the West Asia crisis. The authority's decision follows the Centre's advisory to state real estate regulatory authorities on the issue.

Prior to HRERA, Maharashtra RERA and Telangana RERA has also issued similar orders giving extension of four months citing the prevailing situation in West Asia and treating it as a ‘war’ for invoking the force majeure provisions under the Real Estate (Regulation and Development) Act, 2016.

Real estate developers have welcomed the move of HRERA
