GMADA auction: Mixed land use plot in Sector 62 fetches 1,742 crore

The Greater Mohali Area Development Authority (GMADA) has fetched 5,391 crore from its latest e-auction, earning 1,518 crore more than the combined reserve price of 3,872 crore. The auction, which saw intense bidding for several high-value commercial and residential properties, ended at around 3.45 am on Friday.

Of the 36 properties put up for auction, 27 were successfully auctioned, including commercial, hotel, hospital and mixed land-use sites, according to the auction results.

The properties together had a reserve price of 3,872 crore, while the successful bids took the total value to 5,391 crore, around 39% above the reserve price.

Less sale at a high value

The latest auction has generated substantially more revenue than GMADA’s January-March 2026 auction, despite fewer properties being sold. In the January-March auction, 37 properties were sold for a combined 3,136 crore, against a reserve price of 2,018 crore.

The latest auction, by comparison, sold 27 properties but generated 5,391 crore — about 72% higher than the January-March sale value. The reserve value was also almost twice that of the earlier auction, reflecting the larger and more valuable plots offered this time.

The comparison shows a clear shift towards fewer but significantly higher-value properties in the latest auction, particularly large mixed land-use and hospital sites in Sector 62 and Aerocity.

The highest-value property sold in the auction was a 27.78-acre mixed land-use plot in Sector 62, for which the reserve price was 1,214 crore.

The successful bid by Aggarwal Plaza Private Limited stood at around 1,742 crore, generating a premium of more than 528 crore over the reserve price for GMADA.

Mohali Property Consultants Association former president Surinder Gulati said, “The strong response to the auction reflects the growing demand and confidence in Mohali’s property market.

The sharp rise in bidding shows that investors see strong potential in the region, particularly in Sector 62 and Aerocity. Rising property values indicate Mohali is emerging as a major investment destination.”

Sandeep Rishi, chief administrator, GMADA said, “The response to the auction has been very positive, with strong participation and competitive bidding across properties. We are encouraged by the outcome and hope that this positive response continues in future auctions as well.”

Aerocity in demand

The auction also saw strong demand for properties in Aerocity. Several large parcels in Aerocity Blocks A, G, H and J attracted bids significantly above their reserve prices.

A 6-acre mixed land-use plot in Aerocity Block E, having a reserve price of about 252 crore, fetched around 418 crore. Similarly, a 4.81-acre mixed land-use plot in Aerocity Block H, reserved at about 202 crore, was sold for around 231 crore. A 5-acre mixed land-use plot in Aerocity Block J fetched nearly 248 crore against a reserve price of 173 crore.

There was significant interest in hospital sites as well. ONN Warehousing bid around 162 crore for a hospital site in Aerocity, against a reserve price of approximately 66 crore.

The highest number of bids for an individual property was recorded for a corner plot in Sector 69, which received 254 bids and was eventually sold at almost three times higher rate, 9 crores, against its reserve price, 3 crores.

The strong response is expected to bolster GMADA’s finances and provide additional funds for development and infrastructure projects in the planned areas of Mohali and the Aerocity region.
