As per the new norms, the maximum height limit of a residential building has been increased from 12 metres to 14.5 metres.

Individual plot owners can now leave space on the ground floor for parking instead of parking their vehicles on the road and use rest of the floors for residential purpose. The new policy also allows stilt parking for the commercial and industrial buildings measuring 151.75 sqm and or above. Earlier, the stilt parking was allowed only in group housing schemes as per the Punjab Scheduled Roads and Controlled Areas Restriction of Unregulated Development Rules, 1965.

According to the officials of the town and country planning department, the rule has been amended to tackle parking problems in urban areas.

“Therefore, the department has decided that stilt parking will be allowed in all licenced colonies and CLU (change of land use) can be granted to plots meant for all purposes (except farmhouses) of 151.75 sqm and above. The stilt height measuring 2.4 metres below the roof beam shall be allowed in case of residential plots and other commercial buildings except industrial buildings. However, in case of industrial buildings, the stilt height shall be allowed as 2.75 metres minimum and 6 meters maximum,” read a letter circulated within the town and country planning department.

This maximum height of stilt is kept in view of the height of single axle truck which can be easily parked below the stilt. An undertaking will be taken from individual plot owners that the said stilt will not be used for any purpose other than parking, the letter said.
