After announcing an out-of-court deal with farmers in Patwari a month ago, the Greater Noida authority has begun having similar pacts to save real estate projects in two more crucial Noida Extension villages of Haibatpur and Itaidha.
Farmers have submitted more than 100 applications. The process will continue till the Allahabad high court begins hearing all Noida Extension cases from September 12.
While 20,000 houses booked in Patwari "look safe", a successful deal in Haibatpur and Itaidha will save 12,000 units.
"Unlike the increased compensation-based pact in Patwari, the authority is offering to farmers in these two villages developed land plots in lieu of withdrawal of their quash-acquisition petitions from the high court. Farmers can sell these plots to builders at market rates," said authority's deputy chief executive officer Akhilesh Singh.
Farmers were already entitled to developed plots measuring 6% of the total land acquired. As per the Patwari pact, the area was hiked to 8% and farmers were paid an increased compensation of Rs 550 per sqm - taking the earlier cash package from Rs 850 per sqm to R1,400 per sqm.
"Since the authority is facing cash crunch - it is spending more than Rs 300 crore in Patwari alone - it will give farmers in Itaidha (7,000 houses booked) and Haibatpur (5,000 houses booked) 11% plots. The 3% area increase in developed land plots will roughly amount to the cash benefit given in Patwari," said a senior official on Sunday.

{{/usCountry}}In Patwari, farmers and the authority announced about a month ago that land compensation would be hiked and farmers would withdraw their quash-acquisition petitions from the high court.
Till date, of the 1,700-odd farmers, 1,200 have signed the pact. But of the 90-odd petitioners, 30 have not yet agreed to the deal.
Panchayat held Meanwhile, farmers in Noida Extension held a panchayat and resolved they would not be part of any agreement till the high court passes an order.
After two court orders set aside forcible land acquisition in Shahberi and Patwari villages, shattering the dreams of 26,500 homebuyers, all eyes are on the high court, which will decide the fate of an estimated one lakh houses booked in Noida Extension.
