At present, an applicant has to pay Rs 14,000 per sqm as the licence fee for setting up a commercial unit along the road having width of 12 to 30 metre in municipal areas. The existing fee for those along the roads of more than 30-metre width is Rs 16,000.

According to the revised rates, units along the roads having 12-30 metres of width will have to pay at the rate of Rs 3,000 per sqm, while those along wider roads would be charged Rs 3,500 per sqm.

“The move is aimed at boosting commercialisation in all the municipal areas and generating more revenue from a city like Gurgaon, which is full of potential in this regard,” said a senior official of the Municipal Corporation of Gurgaon (MCG).

“The government should have implemented this plan earlier so as to balance commercial growth,” said Yashpal Batra, senior deputy mayor, Gurgaon.

The plan, which is now with the finance ministry for approval, will not show immediate impact in Gurgaon. However, the new rate would be applicable on those seeking fresh permissions for commercial use of properties along commercial roads.

The MCG can expect more revenue once the state government regularises more new colonies.

“Once 40 colonies are regularised, hundreds of roads would be declared commercial, inviting application in bulk. Similarly, in New Gurgaon area, the corporation would get benefit if all the private colonies come under its jurisdiction,” said an MCG official.

As of now, under the MCG areas, hardly 15 roads are declared commercial.

About expected revenue from the Gurgaon municipal areas under the new rate, Ram Niwas, financial commissioner-cum-secretary, urban local bodies, said, “It is difficult to say anything about it as the plan is still premature.”
