BMC to mark octroi nakas as central business districts

With the octroi duty is going to be replaced with central government's goods and service tax (GST) bill, the Brihanmumbai Municipal Corporation (BMC) has proposed to develop octroi nakas into central business districts (CBD) areas. The revised draft development plan (DP) 2034, has made provision to use octroi nakas as a parking transport hub for and commercial space.

According to the DP , about 49 hectares areas spread in three wards can be now allow to use up to its full potential as it has been considered as commercial zone. The area is likely to be use to resolve city's biggest issue of parking by creating more lots, corporate offices, business hub and municipal offices.

A senior civic official from DP department said, "Soon the octroi will be abolished and GST is going to be introduced we have decided to utilize the area for commercial purpose. Currently, these octroi nakas have big chunk of land in undeveloped conditions. There are five octroi nakas at entry point of the city, so developing such lands will be more profitable."

Another senior official from the civic body has said, "As per the development control regulations in for CBD floor space index of up to 5 will be allowed for development. Also, additional FSI will be provided if the plot is not affected by proposed DP road and sanctioned road line. The development of octroi area is going to big help for city's parking crises."

According to the BMC there area five octroi nakas- Mumbai-Panvel Highway (Mankhurd), Eastern Express Highway (Mulund east), Western Express Highway (Dahisar), Mulund-Airoli Link Road Naka (Airoli) and Lalbahadur Shashtri Marg Naka (Mulund).
