Hyderabad real estate: Raidurg plot sold for 1,386 crore at record high price of 264 crore per acre

The Telangana Industrial Infrastructure Corporation (TGIIC) said it has sold a 5.25-acre plot in Hyderabad’s Raidurg for 1,386 crore, achieving a record 264 crore per acre, according to a statement issued by the state-run infrastructure body on August 21, 2026.

According to the statement, the land parcel, was auctioned through an e-auction and fetched a 50.9% premium over its reserve price.

TGIIC had set a reserve price of 175 crore per acre for the Raidurg plot. The final bid of 264 crore per acre translates into a total consideration of 1,386 crore for the 5.25-acre parcel.

The latest auction also marks a sharp rise in land values in the Raidurg corridor. TGIIC’s previous auction in the area had fetched 237 crore per acre in May 2026. The latest transaction surpassed that price by 27 crore per acre, indicating continued demand from developers for land in the strategic Hyderabad business district.

In October 2025, a plot of 7.67 acres at Raidurg in Hyderabad's IT corridor was auctioned by the state government for 1,358 crore at the rate of 177 crore per acre, and this sets a new record in land value in Telangana.

This outcome reflects the intensifying competition among premier developers and the market's increasingly bullish outlook on Hyderabad's strategic corridors, confirming Telangana's position as a high-growth destination for institutional real estate capital, the statement said.

According to TGIIC, the auction was conducted through the MSTC e-Auction platform, with JLL appointed as the exclusive transaction adviser. The process was designed to ensure transparency and facilitate competitive participation from leading national developers, the authority said in a statement.

The strategic location of Raidurg in the city's IT corridor, coupled with seamless connectivity to HITEC City, has positioned these plots as benchmarking real estate for marquee commercial developments, according to government officials.
