Five main highlights of the redevelopment policy contained in Delhi’s Master Plan 2021

1 Areas it impacts: The areas identified for redevelopment under Master Plan 2021 are influence zones along major transport corridors, unplanned areas that include slums, JJ cluster, resettlement and unauthorised colonies. Cluster block development has also been proposed

2 What are the incentives? A maximum overall FAR of 50% over and above the existing permissible FAR on individual plots subject to a maximum of 400 shall be permissible. Higher FAR shall not be permissible in redevelopment of Lutyens Bungalow Zone, Civil Lines

3 Benefits: It will go a long way in providing adequate parking space, better infrastructure, modern facilities such as swimming pools, lifts etc, better design and far more efficient units

4 What is the cluster block approach? Under the redevelopment policy, existing plot owners can collectively pool in their individual properties and redevelop them into apartments with higher FAR

5 The challenges: The biggest challenges include getting the consensus of people, getting infrastructure in place, making sure that approvals are given on time and availability of loans
