RERA asks for details of 500 housing projects

According to RERA, 80% of a total of 3,336 complaints which are yet to be addressed are from Noida and Greater Noida.

The Real Estate Regulatory Authority (RERA), formed to address the issues faced the homebuyers and the realty sector, on Friday directed the Noida, Greater Noida and Yamuna Expressway Industrial Development Authority (Yeida) to provide details of 500 housing projects in which homebuyers have filed complaints seeking justice.

However, it will not touch upon projects against which cases are pending in the Supreme Court.

RERA member Balvinder Kumar gave a pro forma to fill details of each builder so that the bench can address grievances of homebuyers from September 4 at the Greater Noida office.

“We want details of each housing project as per the pro forma so that we can get the required information. This information will be used at the time of dealing with that particular project. We will focus on reconciliation of each project in the first phase to deliver flats to buyers. If the reconciliation process will not work, then we will issue orders,” Kumar, who met with the Noida authority chief executive officer Alok Tandon at the Sector 6 administrative office, said.

“There are 500 housing projects in Noida and Greater Noida against which homebuyers have filed complaints. So far, RERA has dealt with 1,400 complaints and the recovery process in some cases is underway,” Kumar said.

A RERA bench will hear cases four days a week.

“One bench will hear cases on Monday, Tuesday, Thursday and Friday at the Greater Noida office in Chitvan Estate. We have studied the model of Maharashtra to understand how that state is resolving homebuyers’ issues. We want to provide speedy and timebound justice to homebuyers. To do that, we will hire several expert agencies and professionals,” Kumar said.

According to the state government, there are around three lakh homebuyers, who are facing problems in their respective housing projects as they failed to get delivery as per the promises made by the builders. Several buyers have been waiting for flats for over seven to eight years.

“We will not touch cases that are being heard by the Supreme Court. This would include cases pertaining to Jaypee Group, Unitech and Amrapali. In the first phase, we do not want to focus only on recovery of buyers’ dues as our motive is to resolve buyers’ grievances and help revive stuck housing projects,” Kumar said.

The Real Estate (Regulation and Development) Act, 2016, was passed by Parliament with the aim of protecting interests of homebuyers and boosting investments in the real estate sector.

The Act came into force on May 1, 2016. The Uttar Pradesh housing and urban planning department on October 27, 2016, notified UP Real Estate (Regulation and Development) Rules, 2016, to make way for the formation of the Real Estate Regulatory Authority.
