In a bid to improve healthcare services, the Haryana Urban Development Authority (HUDA) has allowed nursing homes in residential units measuring minimum 500 square yards or above in its sectors.
There are, however, several riders for those who want to avail of this change in land use, starting with a one-time conversion charge. For Gurgaon, it is Rs 3,000 per square yard. Further, the policy will be effective only in sectors developed by HUDA, and not by private builders like DLF, Unitech, Ansals and others.
The conversion charge will vary in different cities, depending on the type of potential zones they fall in.
The conversion charge in Faridabad — a high potential zone — will be Rs 2,000 per square yard while it is Rs 1,000 in cities with medium potential zone status such as Panipat, Rohtak, Hissar, etc. Gurgaon has been accorded the status of a hyper-potential zone, and hence the highest charge.
Arrangements will have to be made for the proper disposal of medical and other effluents. Also, according to HUDA officials, the roads in the sectors where doctors wish to set up nursing homes should have a minimum width of 30 metres.

{{/usCountry}}Parking space —either inside the building or outside —is mandatory to avoid inconvenience to neighbours. The nursing homes will have to create parking space for cars equivalent to the number of beds. If the parking space is outside the nursing home, the civic authority concerned will maintain it and charge for the same from the promoters.
Those taking houses on rent for the nursing homes will be required to pay an additional annual fee equivalent to 10 per cent of the conversion fee amount. The fee will be chargeable every year.
