In February 2015, Noida had hiked land rates by 18.4% in all categories-- group housing, commercial and institutional.

“We have increased allotment rates for all categories, except commercial, by up to 14.19%. We did not increase allotment rate for commercial land because the authority could not sell commercial plots last year despite repeated attempts,” said Manmohan Mishra, financial controller of the Noida authority.

Another important decision taken in the board meeting was approval of the new bylaws for buildings to be constructed in rural areas.

As of now, the authority sanctions building layout plans for only urban areas of the town spread on 20,000 hectares between Yamuna and Hindon rivers. It does not sanction building plans for 81 villages in Noida, leading to an unplanned growth in rural areas. Because of this a villager is at liberty to construct new houses without approval.

The bylaws will require a final approval from the UP government for implementation.

“Villagers will be benefitted with the bylaws. If a villager gets a building plan sanctioned, he will be eligible to get loan from financial institutions for construction. New rules will also ensure planned development of Noida,” said the ACEO.
