DDA housing scheme 2023: The Delhi Development Authority (DDA) will launch its housing scheme from Friday wherein around 5,600 flats across six locations in Delhi will be auctioned. The fourth phase of DDA’s housing scheme will include houses in the LIG (lower income group), MIG (middle income group) and HIG (higher income group) categories across southeast Delhi’s Jasola, southwest Delhi’s Dwarka, west Delhi’s Lok Nayak Puram, and northwest Delhi’s Narela, Rohini and Siraspur.

Officials said that all allotments will be done through online applications, for which applicants need to log on to the DDA website, fill details and register to book their flats. The registration amounts are different for every category of flats. For the LIG category, the registration amount is ₹10,000 plus 18% GST for those who are in the economically weaker section (EWS) category and ₹1 lakh plus GST for those in the normal LIG category. For MIG flats, the booking amount is ₹ ₹4 lakh plus GST, and for HIG, it is ₹10 lakh plus GST.

“Since these flats are on a ‘first-come, first-serve’ basis, they are allotted to those who submit registration amounts. Once the process is done, a demand letter will be generated and sent to the allottee, and they will have to make the rest of the payment within three months. Bank loans are easily available on these flats,” said a DDA official.

During registration, one may need to upload an identity proof, an address proof (not necessarily of Delhi) and an EWS certificate for those applying in this category who have an annual family income of less than ₹10 lakh.

Jasola is the only area where HIG flats are being offered. There are 41 such 3 BHK flats for sale with a total area of 162-177 square metres (sqm) each that will cost approximately ₹2.1-2.2 crore. Dwarka has 50 2 BHK flats that measure around 120sqm and will cost about ₹1.2-1.3 crore each. There are 1,700 1 BHK flats up for auction in Rohini that measure around 33sqm and will cost about ₹14 lakh each. Siraspur has 125 1 BHK flats that measure around 35sqm and will cost about ₹17 lakh each. Meanwhile, Lok Nayak Puram also has 140 1 BHK flats that measure around 40sqm and will cost about ₹27 lakh.

On the other hand, Narela has the maximum number of flats in the LIG and MIG categories There are 3,400 1 BHK flats that measure about 35-50sqm and will cost around ₹10-22 lakh. Moreover, there are another 150 2 BHK flats that measure 110sqm and will cost around ₹1 crore.

Officials said that DDA has an unsold inventory of about 13,000 flats, of which around 5,600 are being put up for sale from Friday. However, more flats may soon be added to the scheme, while another lot of flats may be up for sale during Navratri festive season in October.

“We undertook a survey and various efforts were made to increase sale of these flats, like reducing prices, introducing the ‘first-come, first-serve” scheme and relaxing application norms. Efforts are also being made to improve connectivity in these areas,” said a DDA official.
