6.25% of land acquired by PCNTDA to be returned to owners with 2 FSI

As per the decision, farmers who have already received compensation for the land acquired from them between 1972 and 1983 will have to pay for the compensated land with an interest rate as decided by the collector’s office

While returning the land, an FSI of 2 has been sanctioned for these plots free-of-charge. However, landowners will be provided compensation only if they withdraw all petitions and cases filed in court. (REPRESENTATIVE PHOTO)

‘Global FSI’ to restrict construction in NDZs

The urban development department in Mumbai has imposed a "Global FSI" concept, limiting construction on reserved plots in No Development Zones to 1 FSI. This is to prevent concrete jungles from being built in the name of IT parks. The department has also demarcated areas with forests and mangroves as Natural Areas, where construction is forbidden. The focus of development in NDZs will be on employment-related construction rather than residential-oriented construction.

State govt corporation to build 36,000 low-cost flats small cities and MMR

Under the PMAY scheme, they plan to construct 2,200 flats in Titwala and a tender for it has been floated. The first lot of 500 houses for EWS and LIG in Solapur will be sold through lottery for which the marketing process has begun

50-sq-m houses to be calculated from basic FSI, UD clarifies

The urban development department in Mumbai has clarified that the construction of 50-square-metre tenements should be consumed from basic FSI and not include TDR, premium FSI, and ancillary area FSI. This clarification came in response to a representation made by Credai-MCHI, a leading developers' body. The Thane municipal corporation was misinterpreting the provision for allowing residential commercial uses in industrial zones. This clarification will benefit developers planning residential housing projects.

Relief for Navi Mumbai developers as state clarifies on permissible FSI for CIDCO plots

The state government has clarified that a basic FSI of 1.5 and an additional building potential of 0.50 is permitted for plots leased by CIDCO in Navi Mumbai, providing relief to developers. The clarification comes after CIDCO reportedly denied the FSI to developers due to a different interpretation of regulations. The clarification allows projects that were stuck for almost 10 months to move forward without paying additional premiums. CIDCO has not commented on the development.

CIDCO floats tenders worth 1216 crore for NAINA project

CIDCO has floated tenders worth INR 1,216 crore plus GST for the construction of roads, footpaths, and SW drains in the Navi Mumbai Airport Influence Notified Area (NAINA) to speed up the project. The project, which is being developed on an area of 371 sq. km. around the Navi Mumbai International Airport, is based on the principle of participation of landowners, who will get a 40% developed plot from their original land at 2.5 FSI, while CIDCO will develop infrastructure and facilities over the remaining 60% land.
