Delhi: more space for farmhouses and hospitals

The Delhi Development Authority (DDA) in its board meeting on Wednesday has approved 27 villages in Delhi as low density residential areas and allowed construction of farmhouses there and proposed to increase the floor area ratio (FAR) and ground coverage for hospitals in the Capital.

The DDA had earlier allowed farmhouses on one acre areas, lowering it from the previous requirement of minimum 2.5 acres. The final approval would pave the way for farmhouses to come up in ‘low density’ areas such as Devli, Fatehpur Beri, Mehrauli, Rajokri and Bijwasan.

The country homes provide an opportunity for Delhiites looking for a weekend home or an investment and prices of land in these areas already cost between Rs. 1.5 -Rs. 5 crore an acre.

The proposal regarding hospital FAR — the ratio of the total floor area of a building to the area of the plot, plans to increase FAR from 200 to 250-375, making available more space and beds. DDA also proposes to increase ground coverage of hospitals from 30% to 40%.
