Notice likely to shops in residential areas in DLF Phase 2

The department is likely to send showcause notices to the owners of 150 residential houses.

The district town planning (DTP) enforcement has identified commercial activities in as many as 150 residential dwelling units in DLF Phase 2 after a survey conducted by the department a few months ago.

The department had received a complaint referred by the CM Window to initiate action against the owners running commercial activities in the residential houses. The commercial activities like clinics, lawyer offices, tourism offices, beauty parlours, paying guest houses, property dealers’ office, etc, are being run from these residential buildings.

The department is likely to send showcause notices to the owners of 150 residential houses to reply within seven days from receiving the notice.

Rajender T Sharma, district town planner (DTP) enforcement, Gurugram, said, “We have done a survey of the colony and identified 150 residential houses indulged in illegal commercial activities. There are provisions of running commercial activities and the owners have to obtain permission for such activities before starting.”

As per the provisions DTP enforcement, the owners have to apply for running clinic, beauty parlour etc with the department. The department has categorised commercial activities such as non nuisance activities that can be run in residential houses.

The list is available on the DTP website.

“One can pay onetime 60, 000 fees for such activities. Non nuisance activities mean any activity which does not engage traffic mess, additional load on water, sewer, electricity etc. such activities are allowed only in 50 sqmt portion of the building. After seven days of notice, department will seal the premises if owners do not reply,” said Narender Kumar, assistant town planner (ATP) enforcement Gurugram.

Harinder Dhingra, a resident of DLF Phase 2, said, “There are many nuisance commercial activities being run from the residential houses in DLF Phase 2. Besides that many house owners have built additional floors in violation of the town and country planning department.”
