Yamuna authority to make changes in Master Plan 2031 to attract investors, property buyers

The Yamuna Expressway Industrial Development Authority (Yeida) on Wednesday said it will make changes to its Master Plan 2031 that contains a blueprint for urbanisation along the 165km Yamuna Expressway that connects Greater Noida with Agra.
The objective is to make the residential, industrial and commercial areas more attractive to investors and property buyers, officials said. The decision to make changes comes after the Centre and the Uttar Pradesh government are all set to develop an international airport project in Jewar along the Yamuna Expressway.
“We are preparing a proposal and once that is ready, we will seek objections and suggestions, as per the procedure to make the changes. We aim to make the changes in the next one month,” Arun Vir Singh, chief executive officer, Yeida, said.
According to officials, the changes in the master plan will include a ‘commercial strip’ in sectors 18 and 20. Other changes would be allowing hotels, banquet halls, utility services and mixed land use projects in different areas, wherever there is a requirement for these facilities.
According to the existing master plan, the authority has proposed residential plots along expressway.
“We have decided to allow a commercial strip in sectors 18 and 20 along the expressway as it will fetch the authority better revenue and also give the area an aesthetic look. We plan to allow hotels and banquet halls along the expressway,” said Singh.
Officials said that both sectors 18 and 20 have 25 hectares each of commercial land.
“As per the existing plan, we have commercial land inside residential sectors. We will shift most of the commercial land away from residential areas and nearer to the expressway. It will lure investors and we will be able to earn good revenue from selling the commercial land through competitive bidding. Whosoever will place the highest bid will get the land,” Singh said.
The authority plans two hotels each in sectors 18, 20 and 22D. It has also decided to allow two banquet halls each in sectors 18, 20 and 22D.
In Noida and Greater Noida, which are urbanised, the authorities had not earmarked adequate land for banquet halls. As a result, people face problems during the wedding season. To cater to this demand, the Yamuna authority aims to allow banquet halls on more than 10,000 square metres of land.
“We will make changes and earmark land for banquet halls in the revised master plan so that people can make use of these facilities,” Singh said.
The authority will allot the banquet hall land through a bidding process once the revision in the master plan is completed.
Yeida, in 2013, had prepared the Master Plan 2031 and notified land for urbanisation along the expressway. In the plan, the authority has defined the nature of the land uses to be sold to investors and property buyers.
“We usually do not make broad changes once the master plan is approved by the National Capital Region Planning Board (a central government agency that approves urban plans for Delhi-NCR). But we can make small changes in our sectors after following due procedure,” Singh said.
