HRERA clears 51 Gurugram projects worth ₹38,000 cr in 2026 thus far

The investment estimate includes land acquisition, construction and related costs, with approvals covering residential, commercial and industrial units.

The Haryana Real Estate Regulatory Authority (HRERA), Gurugram, on Wednesday said it approved 51 real estate projects thus far in 2026, involving investments of nearly ₹38,000 crore across the city. Of these, 11 large projects alone account for a cumulative investment of ₹25,000 crore and are expected to serve as anchor projects, the authority said.

According to data released by the authority, the 51 approved projects comprise 16,727 units, including 15,403 residential units, 1,084 commercial units and 240 industrial units. The ₹38,000 crore estimate is not limited to construction costs. It includes the overall project cost, comprising land acquisition, construction, and other related investments, officials said.

Arun Kumar, chairman, HRERA Gurugram, said Gurugram’s real estate market continues to attract major developers launching high-value projects at regular intervals, reflecting stakeholder confidence in the city’s long-term growth and sustained demand from investors and homebuyers. “The authority has ensured faster approvals, regulatory oversight, and improved compliance mechanisms that have encouraged both domestic and institutional investors to participate aggressively in the market,” he told HT.

The announcement follows HRERA’s data for last year, when the authority said the city witnessed investments of ₹86,588 crore across 131 housing and commercial projects. According to HRERA Gurugram, the 131 projects registered with the authority in 2025 will lead to the development of 35,455 residential units. Of these, 28 projects alone account for investments of ₹59,360 crore, the authority said.

Separately, a report released earlier this month by consultancy Anarock said the share of new NCR residential supply by national developers has quadrupled in four years, rising from 3% of the region’s total new residential supply in 2022 to over 13% by the end of 2025.

Santhosh Kumar, vice chairman, Anarock Group, said, “Out of approximately 25,355 residential units launched in NCR in 2022, national developers spoke for just 3%, or less than 700 units.” In 2025, out of the approx. 61,775 units launched in the entire region, nearly 8,100 units were by national players. Their participation reflects this market’s increasing institutionalisation, as well as homebuyers’ growing preference for trusted brands with strong execution capabilities.”

Vinod Behl, a Gurugram-based real estate expert, said the city’s housing supply is currently heavily skewed towards luxury and ultra-luxury projects, leaving middle-income and affordable homebuyers with limited options. “The housing supply is disproportionately tilted in favour of luxury and super-luxury projects, at the expense of middle-class and affordable homebuyers. This imbalance needs to be corrected. Developers should focus on maintaining a balanced housing portfolio by launching more mid-segment and affordable projects that are within the reach of a larger section of buyers. While luxury and super-luxury developments offer higher profit margins, sustained long-term growth will depend on catering to the broader mid-segment market as well,” he said.
