Taj to pay Rs 25 lakh to get norms relaxed

THE TAJ Hotel coming up in Sector 17 would have to pay a composition fee of Rs 25.67 lakh for its compoundable height, that too before applying for sewerage connection and occupation certificate. It may be mentioned that the hotel had sought relaxations in the building bylaws from the UT Administration. Accordingly, a lot of relaxations have been given, but with as many conditions.

THE TAJ Hotel coming up in Sector 17 would have to pay a composition fee of Rs 25.67 lakh for its compoundable height, that too before applying for sewerage connection and occupation certificate.

It may be mentioned that the hotel had sought relaxations in the building bylaws from the UT Administration. Accordingly, a lot of relaxations have been given, but with as many conditions.

THE RELAXATIONS

The height of AC plant room, DG room, LT panel room, plant room-2 and pump room can be up to 16’ 6”

The height of machine room can be up to 20’ 6” from the terrace level, subject to the condition that the size be reduced

Partition in the basement for usage as stores

Laundry in the basement after taking comments from the Chief Engineer, subject to the condition that the effluent will be pumped into the sewerage treatment plant, which is at a higher level, which will be further disposed of into the estate sewer

10’ concrete net at the terrace level subject to condition that it will be used as a screen to conceal the service structure on the terrace and no roof will be provided on it and it will not be put to any other use. However the applicant will have to submit a structural safety certificate in this regard from the registered Structural Engineer countersigned by UT Chief Engineer within one month

THE CONDITIONS

Toilets and kitchen, as not relaxed vide representation, needs to be set on right on the building plan as well as at the site

One lift opening in basement needs to be closed

The width of staircase near kitchen on the ground floor level needs to be set right as per bylaws

The curtain wall beyond the building line on the rear side needs to be set right as per condition mentioned in the relaxation

Open seating arrangement on the font terrace of single storey block needs to be set right on first floor at site

The width of staircase at each floor needs to be set right as per building byelaws

8’-wide veranda in form of open pergola of wooden logs on first floor lintel level on the front single storey level needs to be set right at the site

City hotels, too, likely to get relief

WITH THE UT giving relaxations to Taj and Fun Republic, other hotels are soon likely to be allowed major relaxations, though on payment of composition fee. City hotels have been demanding relaxations on the basis of a judgment given by M.P. Singh exercising the powers of Chief Administrator under the provisions of Capital of Punjab (Development and Regulations) Act, 1952. Singh had last year directed the Chief Architect to prepare controlsheet for a model hotel looking into all requirements of the industry and thereafter apply the same to all such cases. However, the same has been turned down by the Chief Architect’s office, after which notices had been served.
