“There should not be any discrimination between Mumbaiites staying in the city and those staying in the suburbs. The Sena stands by this and will not allow any changes in the existing rates.”

Currently, citizens are charged property tax according to the rental values of their property.

As a result, most properties in South Mumbai, where rents are low thanks to the Rent Control Act, end up paying meager tax as compared to the suburbs.

The capital value system that is planned to be introduced could lead to rise in property tax. It also considers parameters such as the age of the property, its nature of construction and use.
