H-Rera orders action against developer for delaying project

Haryana Real Estate Regulatory Authority (HRERA) has ordered a ban on sale and purchase of any unit in Raheja Revanta, freezing of unsold inventory, and forensic audit of the project due to alleged harassment of homebuyers by Raheja Developers. The project was started in 2011 and despite homebuyers paying over 95 percent of the total amount, it has not been completed. Raheja Developers blamed the government for not providing requisite infrastructure for completion and handover of the project.

Taking a stern stance of alleged harassment of homebuyers by Raheja Developers for last seven years Haryana Real Estate Regulatory Authority (HRERA) has ordered a ban on sale and purchase of any unit and forensic audit of its pending project Raheja Revanta in sector 78.

The authority has also ordered freezing of all unsold inventory and bank accounts related to project.

The developer has however blamed government for not providing requisite infrastructure for completion and handover of project.“ The tallest skyscraper of Haryana which is almost ready cannot be delivered without Services and we cannot put life of over 1000 families to exposed Danger of Fire and Health Hazards without Electricity, Water, Sewerage lines and Roads,” it said.

The project was started by builder in 2011 but has not been completed till date despite homebuyers paying over 95 percent of the total amount.

The Revanta Gurgaon Flat Buyers Associations had moved to authority in February highlighting how despite promising a possession in four years they have still not got it and their hard earned money has been diverted to other projects. The project had promised 962 flats and complainants had sought it’s structural, forensic and architectural audit.

They highlighted that Raheja Developers Limited’s licence from Haryana RERA for Raheja Revanta launched in 2011 has expired on January 31, 2023 (including the six months allowed for COVID delays). Despite this they have not applied for a renewal of licence from Haryana RERA till date. The homebuyers accused project of lacking funding to complete and mismanagement / diversion of funds by its promoters Raheja Developers Limited.

Raheja developers issued a statement saying the entire money received has been spent on the Project. “ Govt has not acquired Sector Road and Consequently there are no external services laid be it water supply, sewerage, rainwater, masterplan road etc. Company made Payment of over 51 Crores as EDC and IDC over 10 years ago. 220 KV Sub Station which was acquired and almost completed by DHVBN has been dismantled as the Acquisition Compensation Demanded by Landowners made this unviable and difficult to pay by DHVBN,” it said.
