LDA Approves 54 proposals, major housing project in BKT
The board sanctioned a budget of ₹4,269.12 crore for the upcoming financial year, an increase of ₹395.82 crore from last year’s ₹3,873.30 crore.
The Lucknow Development Authority (LDA) approved 54 proposals during its 184th board meeting on Thursday, including a large-scale housing project in Bakshi Ka Talab, policy changes on rented properties, and an extension of the flat allotment discount scheme.

The board sanctioned a budget of ₹4,269.12 crore for the upcoming financial year, an increase of ₹395.82 crore from last year’s ₹3,873.30 crore. The additional funds will be directed toward infrastructure development, housing projects, and civic amenities, with a focus on accelerating ongoing initiatives and launching new urban planning efforts.
LDA approved a new residential scheme spanning 3,300 acres along Raitha Road in Bakshi Ka Talab. The land acquisition process will cover 14 villages, including Bhauli, Baurumau, and Sairpur, and will be conducted in phases to ensure a smooth transition for landowners. The project aims to meet the rising demand for housing and promote planned urban expansion, the officials said.
An amendment to the Effective Building Construction and Development By-Laws-2008 (as amended in 2023) will now allow the construction of toilets in basements and extend basement usage for commercial and office purposes. Officials said the move will enhance space utilisation and align regulations with modern urban infrastructure needs.
The board approved an increase in development charges from ₹2,360 per square metre to ₹2,462 per square metre, reflecting the rising cost of providing roads and basic amenities.
The flat allotment discount under the “first come, first serve” policy has been extended until April 7, 2025, coinciding with Navratri and Eid. To boost sales, LDA will also engage RERA-registered agents on a 2-3% commission basis. “There is no limitation of the employees who join as its a commission based,” said officials.
LDA has approved the e-auction of vacant land near Jiyamau, adjacent to the 1090 intersection, for commercial and residential development to generate revenue and promote urban growth.
Proportional rent will now be charged on residential and commercial properties, based on a policy decided in November 2019. The board also discussed converting rental properties into freehold ownership, offering tenants full ownership rights.
LDA has submitted its investigation report on Ansal Properties & Infrastructure’s high-tech township in Sushant Golf City to the state government, detailing FIR records and mortgaged land findings.
The board approved the conversion of Transport Nagar plots from leasehold to freehold, requiring buyers to pay conversion charges as per existing norms.
LDA introduced a discount scheme for bulk payments on commercial properties, offering up to a 6% discount for payments made within 45 days. The board also approved the resettlement of slum dwellers from Aliganj’s Khasra numbers 11 and 12 to PMAY Basant Kunj, Sector I.
To expedite dispute resolution, LDA will pursue mutual settlements for cases pending before the RERA and RERA Appellate Tribunal.
