Teams to visit Gujarat, Delhi, Haryana to study development model for New Noida

The Noida authority has decided to send a team of urban town planners to study the development models of Gujarat and other states to develop a roadmap for the New Noida township, officials familiar with the matter said on Wednesday.

The Noida authority has decided to expand the city because the demand for industrial, commercial, and housing land is increasing. The existing city spans 20,000 hectares and has little land bank left to allow new business units, said officials.

“We will send a team of urban town planners and other officials to Gujarat, Rajasthan, Haryana, Delhi, and other cities later to study the respective regions’ land acquisition models. Once the study report is submitted, we will finalise the best model for acquiring land for our New Noida project. We are also nearing completion of the master plan-2041, which will serve as a development blueprint for New Noida. However, we will make a final decision after thoroughly investigating all available options,” said Ritu Maheshwari, chief executive officer of the Noida authority.

Officials said the team of urban planners will be sent next month.

The draft Master Plan-2041 aims to address the region’s long-term infrastructure and socioeconomic growth. The project is proposed to be developed in the Dadri-Sikandrabad area, regarded as the state’s most important industrial hub. According to officials, the authority has set aside 21,000 hectares of agricultural land in 86 villages in the Bulandshahr and Gautam Budh Nagar districts for the project’s development. The authority will soon begin the land acquisition process for this new Noida project.

The Noida Authority has set aside 1,000 crore this year for land acquisition and internal development in New Noida. This sum will cover a significant portion of the Noida authority’s land requirements for memorandums of understanding signed during the Uttar Pradesh global investors summit in February of this year.

According to officials, companies seeking large land parcels will be granted allotment in New Noida, a city with “smart” physical infrastructure.

The authority is expected to present the project’s master plan at the next board meeting. The School of Planning and Architecture has created a master plan for New Noida, which is currently being reviewed.

“However, we have expressed some reservations about the plan, prompting a review to address the issues,” Maheshwari added.

According to preliminary estimates, around 8,500 crore will be required for infrastructure development in the first phase, covering 3,000 hectares. During the same period, an estimated 40,000 crore will be invested in the area, creating more than 50,000 job opportunities.
